Advice to Builders

THE MUNICIPALITY OF THE TOWNSHIP OF GILLIES

  ADVICE TO BUILDERS - BY LAW 574

 

 

 

 
Please be advised that all construction must follow the Ontario Building Code and must meet or exceed their criteria for construction and/or demolition. It is the responsibility of the permit holder to meet these requirements and those listed below.

 

 

 

NO CONSTRUCTION SHALL COMMENCE UNTIL A BUILDING PERMIT IS ISSUED.  

 


1. PLANS

 

 

 

Plans must be filed and approved before a building permit will be granted.  Please allow at least one week for this process.

 

 

 

 a)Two sets of working drawings, must accompany the application and provide the following:

 

 

 

  • Floor Plans
    - Basement 
    - First floor
    - Second floor(if applicable)
        - to include plumbing
  • Joist and truss layout
  • Wall section and building section
  • Building Elevations
  • Building Details

 

 Please consult the Building Inspector as to which of the above plans are required.

 

 

 

b) Site plan - dimensions of lot (frontage and depth)
      - location of all existing structures
      - proposed location of new structures or additions (distance from lot lines and other structures)
      - location of entrance
      - lot description (North to be indicated)
      - location of outdoor stoves (if applicable)

 

 

 

 c) The following standards have been established by the Township of Gillies:

  Minimum size -      75 square metres
  for new residential housing and mobile homes

  Setback and side yard requirements:

  front yard  -  15 metres from travelled edge of road
 
  sides of property borders - 6 metres from property edges

 


2. SITE INSPECTIONS
 It is the responsibility of the contractor/owner-contractor to notify the building inspector two business days before the inspections which are required on the your building permit.


3. OWNERSHIP
 Confirmation of ownership and signatures of all property owners is required.

 


4. ENTRANCE PERMIT / DRIVEWAY PERMITS
 An approved entrance permit must accompany the application.

 

 

 

TOWNSHIP ROADS
Application available from the Municipal Office. Application must be approved by the Road Superintendent.

  PROVINCIAL HIGHWAYS
 The Ministry of Transportation of Ontario has jurisdiction over all entrances leading onto Provincial Highways as well as having building set back requirements. M.T.O. approval in writing is a prerequisite for the issuance of a building permit.

 


5. ABANDONMENT / CANCELLATION OF A BUILDING PERMIT
 A building permit may be deemed to have been abandoned and cancelled six (6) months after the date of issuance, unless such application is being seriously proceeded with.


6. OCCUPANCY PERMIT
 If occupancy is to take place before the building is finished, an occupancy permit issued by the Chief Building Official is required. The building must be weather tight and adequately insulated and heated before an occupancy permit is issued.

OTHER PERMITS AND INSPECTIONS

 

 

 

ELECTRICAL
Electrical Permits issued by Electrical Safety Authority.

 

 

 

SEPTIC SYSTEMS
Application forms for septic system are available from the  Thunder Bay District Health Unit, Septic Field Division.  Phone 625-7990.

 

 

 

TELEPHONE SERVICE
Telephone service is available through Thunder Bay Telephone.  

 

 

 

WOOD BURNING UNITS - All wood burning units shall be inspected by a qualified WETT Inspector at the expense of the homeowner and the proof of such inspection shall be provided to the Chief Building Official prior to the issuance of an occupancy permit..
